There are four spring-fed coarse fishing lakes here, all have depths to around 6ft and are well stocked with Mirror and Common Carp, Bream, Silver and Green Tench, Golden Rudd and Golden Orfe.
The first lake you will reach when approaching from the road is mainly a Tench pond with a few Skimmer Bream.
The next two lakes, one of which has an island, hold mainly Carp with some well into double figures. These two ponds also hold a mixture of Bream and Tench.
The larger top pond also holds mainly Carp, but also has a selection of Golden Rudd and Golden Orfe.
The four lakes total 1 1/2 acres of water and are set in a gently sloping valley, just 500 yards away from the house. The lakes are open all year round (from dawn until dusk), fishing is free to guests staying or day tickets can be purchased for anglers who live in the locality. There is parking available on a hard track which is adjacent to the lakes and a toilet is onsite. A lake can be reserved for match fishing, but no night fishing is allowed.
The bed and breakfast accommodation on this family run farm is available for short stays, or makes an ideal base for those who wish to stay longer and explore the delights Devon has to offer. Children are very welcome, a cot and highchair are available as is baby sitting by arrangement. Bed and breakfast costs £26.00 - £35.00 per person per night. Child/weekly reductions. From the M5 - the main road way!
Exit M5 at Junction 28. Head for Cullompton town centre taking the B3181 towards Broadclyst/Exeter. Continue for approximately 3 miles out of the town and at the Merry Harriers Public House turn left – following signposts to Langford. Immediately after hump back bridge turn right. Newcourt Barton is situated at the top of the road on a T. Junction on the left.
From the A30 - through the country lanes way!
Exit the A30 at ‘ Iron Bridge ‘ exit signed for ‘Ottery St Mary’. Follow the signs for Fairmile. At the Fairmile Inn turn right. Follow local road for 6 miles through the villages of Talaton and Clyst Hydon. One mile out of the village of Clyst Hydon you will pass a row of red brick houses on your right hand side, Langford Green. Take the next turning left following signpost to Langford. Newcourt Barton is situated at the top of the hill on a T Junction on the left..
